Mortgage interpretation

Hello list,

I ran across the following in A2A:

"FILE - Mortgage by lease - ref. WYL230/892 - date: 20 Dec 1626
[from Scope and Content] From Richard Chambers of North Deighton, gent., to Sir Peter Middelton of Stockeld, knight, of a messuage in North Deighton, a croft, a close called Smythye Hills, 6 gates in the Ox pasture, commonly called the Ox Close, and other lands, for 90 years at one penny rent, to secure £108, or £90 if Ursula Middelton, Sir Peter's daughter, dies in the meantime."

As I understand this, Chambers granted Middleton a 90-year lease to secure a debt Chambers owed to Middleton. What is the singificance of the part of the debt apparently being forgiven if Middleton's daughter should die?
